Environmental Protection Zones name change
The NSW Department of Planning, Industry and Environment requires Councils to place the following statement on Councils’ websites.
As of 1 December 2021, a reference to an Environment Protection zone E1, E2, E3 or E4 in a document should be taken to be a reference to a Conservation zone C1, C2, C3 or C4. For further information please see Standard Instrument (Local Environmental Plans) Amendment (Land Use Zones) Order 2021 (nsw.gov.au)
Please refer to page 13 of the Standard Instrument (Local Environmental Plans) Amendment (Land Use Zones) Order 2021 (nsw.gov.au) for the definition of the document.
Changes to Gross Floor Area calculations
From 1 June 2021 Council will apply new standards when calculating Gross Floor Area (GFA). A dwelling's GFA is used to determine the Floor Space Ratio (FSR), which ensures that the size of buildings is appropriate for the land size and compatible with the surrounding neighbourhood.
Council has developed a Let's Chat page to help you understand the changes and ask questions of our Planning team.
