Expression of Interest – Community Facility at Boonerah Point
Council is inviting Expressions of Interest (EOI) from local not-for-profit community organisations to activate and manage the community facility at Boonerah Point located on Redall Parade, Mt Warrigal.
This waterfront venue offers a unique opportunity to establish a vibrant community hub in a beautiful location.
The facility includes a large main hall, kitchen, bathroom amenities (with showers), a spacious storeroom with roll-door access, and two smaller rooms suitable for offices or meeting spaces. The successful applicant will enter into a licence agreement up to five-years with Council for occupation and use of the building, with rental discounts available for eligible not-for-profit groups.
Council will also consider proposed improvements to the facility at the applicant’s expense, allowing for enhancements that align with community needs and objectives.

Where is the Boonerah Point community facility located?
The building is situated on the waterfront of Lake Illawarra at Boonerah Point Reserve, along Reddall Parade, Mt Warrigal. It is positioned close to the water and set back from the main road.
Please note: There are no fences separating the property from the shoreline.
What facilities are included?
The space is 255 square metres and includes:
A main hall/ common space
A kitchen
Male and female amenities with showers
A large storeroom with roll-door access
Two smaller rooms (ideal for offices or meeting spaces)
Is there parking available?
Yes, a public car park is available along Reddall Parade, but there are no allocated parking spaces for the successful applicant.
Can vehicles access the facility directly?
No, there is no direct vehicle access to the building via the adjoining public reserve.
How long is the agreement for?
The successful applicant will enter into a license agreement for five years.
What is the cost to lease the facility?
The successful applicant will be required to demonstrate the financial capacity to meet the minimal market rental amount of $25,000 per annum (excluding GST) as established by independent valuation.
Are not-for-profit organisations eligible for a discount?
Yes, not-for-profit organisations may be eligible for a rental discount, as determined by Council.
Are there any additional costs?
Yes, the successful applicant will be responsible for all outgoings associated with the premises (e.g., utilities, maintenance).
Can we make changes or improvements to the facility?
Yes, Council will consider proposed improvements, but they must be funded by the applicant.
Do we have to make improvements?
No, proposed improvements are not a requirement and do not form part of the selection criteria due to the limited licence term.
Can I inspect the property?
Yes. Council will consider hosting an open day for community members to inspect the property on Monday 7 April, 2025. The property will be available to view between 3pm to 4pm. A staff member will be onsite to answer any questions.
Alternatively, Council may arrange appointments by request, depending on availability.
